Build one complete list

Walk the property once and record every issue rather than calling trades as each problem appears. Include photos and room locations.

Prioritise safety and function first

Anything affecting safety, security, water, electrical systems or required housing standards should be prioritised before cosmetic work.

Group related work

Do plaster repairs before painting. Fix doors before touch ups around trims. Resolve leaks before repairing stained ceilings. The order saves rework.

Use the vacant window

Dusty repairs, paint, floor work and multiple access visits are easier when nobody is living in the property.

Finish with presentation
